Introducing Alpenhaus

3266 Edgewater Drive, $8,750,000

Every detail and design feature were thoughtfully crafted with seamless mountain living in mind. The boathouse is framed as if in a painting directly under Mt. Tallac, Lake Tahoe’s most iconic and European peak. Two buoys, the long pier and natural sand beach are your starting points for watercraft adventures and refreshing dips in our famous cobalt water. The home itself features five bedrooms, 4.5 baths, two living areas and three lakeview decks including one right above the beach. Also find billiards, a wine room with case storage, and a private outdoor lakeview hot tub. The property has membership to Dollar Point amenities. Welcome to Alpenhaus… (Google maps location)

Lakefront

There are roughly 800 lakefront homes from Rubicon to Old Brockway. Dollar Point is one of the most prestigious neighborhoods and has just 34 lakefront parcels. Of those only 8 have private piers – and among these elite few, only two have a covered boathouse. Alpenhaus features an updated 29’ x 12’ boathouse with an 8000 pound hoist and shingles matching the main house. The steel piling pier itself is over 145’ long and features thick redwood planks, a sitting area and catwalk with swim ladder. Two buoys are located directly in front of the pier. The 85’ wide natural sand beach transitions via redwood steps to a large, lakeside deck – the perfect spot for a daytime perch or an evening refreshment overlooking Tahoe’s expanse.

A House
As Art

This stylish home acts as a functional piece of art in many areas. The back of the Great Room is softened by an architectural curve under which a wet bar quietly awaits your guests. In the dining area a large clear Alder showcase display is your backdrop for relaxed meals with lakeviews. The kitchen features an antique corner cupboard and painted island offering contrast to custom cabinetry. Downstairs we find a second lakeview living area with an artists’ window looking into the sublimely lit wine room. Stride down the boulderfall steps outside to get a feel for what eleven flatbeds of granite does for your landscaping.

With all of these elements in one place one can’t help but feel the true meaning of the word ‘synergy.’

Great Room

Upon entering you are immediately welcomed by Tahoe Blue in the forms of both water and sky. The Great Room features 22′ high ceilings, a wall of windows and wide-plank, reclaimed Old Growth Douglas fir wrapped around impressive beamwork. A large wood-burning Rumford fireplace anchors the unique Rocky Mountain granite hearth that rises to the roof. Skylights in the peak are surrounded by clear Western Red Cedar which forms the ceiling.

History

Alpenhaus stands in a commanding, due-south orientation looking down the length of Lake Tahoe. Before this impressive structure was created a smaller summer cottage occupied the property. After using that for years the owners knew exactly what was needed to maximize the enjoyment of this wonderful setting. A leading local architect drafted the large-volume, flowing design which has become known as one of the best in this prestigious neighborhood. Pasvantis Construction took over from here and with an eye on perfection for every angle and nail, Alpenhaus was created.

Dollar Point

Dollar Point is considered one of the finest subdivisions in North Tahoe. Starting with its proximity to all things Tahoe, Dollar has easy access to Northstar, Martis and Tahoe City via Rte. 28 and the bikepath (30 minutes on a SUP or kayak to TC). The location alone creates high demand by both locals and vacation homeowners. Next, factor in the low elevation coupled with a mostly due-south exposure for mitigated snow conditions (relatively speaking, of course). Add to the mix five tennis courts in two locations, a sprawling lawn and a large swimming pool – all gated with keycard access. Then add outdoor summer movies, bocce courts and a generally low-key resort vibe that you don’t find elsewhere. All of this is a short walk or golf cart ride from Alpenhaus…
